Delmar Procedures for New Residents

Congratulations on purchasing property in Delmar and welcome to our Association! Hopefully, you’ve had time to view this website which is updated on a regular basis.  It provides excellent information for homeowners and includes information on the DIA Board of Directors and Committees, Membership Meeting dates, copies of minutes, budgets, and bylaws, and also includes several links to other areas around Delavan and Walworth County.

We have a Delmar Board of Directors, and information about the board and committees,  agendas, and minutes are posted on this website.

The Bylaws Committee updated the bylaws in 2024. In the bylaws, we defined what it means to be a member in good standing of the Delmar Association. Every year, the residents are invited to our annual and year-end meetings. The dates are posted on the home page of our website.

Good Standing Definition and Requirements:

A person in good standing is regarded as having complied with all their explicit obligations, while not being subject to any form of sanction, or suspension of rights and privileges. Residents are expected to:
1. Maintain their property / tax key lot
2. Respect DIA and others’ property or properties
3. Pay annual assessments and fees on time
4. Adhere to DIA bylaws.
Residents members in good standing are eligible to exercise the rights and privileges of Delmar Subdivision amenities.

The yearly homeowner’s assessments are mailed out each new year by March 1st and highlighted in our Delmar Newsletter called the Delmar View. The yearly assessment is $150.00 per year. Starting in 2022 anything postmarked after April 15th is considered late and a $25.00 late fee per lot is added to the balance; all privileges are suspended until the balance is paid in full. The assessments run from January 1st through December 31st. Your assessments are used to maintain areas such as the parks and beach. Assessments can be paid online or by check.  Please refer to the tab marked HOA assessments.

 

We have special considerations regarding the use of the Beach and how to secure a transmitter for access to the boat launch. We also have beach passes for access to this area. Please refer to the tab marked Beach and Watercraft Information.

If you own a golf cart we ask that you read the section on Golf Carts to
familiarize yourself with the rules regarding their use.
